Mazatlan Real Estate - Sitting on the Launching Pad

These are heady times in our beautiful city. Over the past few years Mazatlan has been discovered as a vacation destination by travelers from all over the world. Many of these visitors have decided that owning a second home or relocating to Mexico full time fits well into their retirement plans. If you couple the wonderful lifestyle, cultural amenities and the affordability of prime real estate here in Mazatlan the dream of owning a slice of paradise is becoming a reality for more people

than ever before.
Hand in hand with the increasing awareness that Mazatlan is a truly special place has been the growth of residential real estate development offering our new owners many options when selecting a property to purchase. Since the millennium four companies have been anchors in defining this new wave of growth in Mazatlan:

- Pronova Development
The company started with planned, gated communities marketed toward the middle class Mexican market. In 1999 Ing. Jamie Pena created Miramar, the first condominium residence built on the ocean in many years. This project propelled Pronova into the beachfront tower marketplace that they are leading today.
- Estrella del Mar Golf and Beach Resort
Purchased by American investor Pat Butler in 2004 the resort has been revitalized. Butler added a water treatment plant, completed the golf course, added a boutique hotel and delivered 70 beachfront condominiums in 2007. With 3.5 miles of Pacific Ocean beach EDM is positioned to become one of the world's leading resort properties.
- Costa Bonita
The company has been very successful building oceanfront condos on Cerritos Beach north of the marina; called Paraiso I and II. A third Paraiso tower will be added as well as a waterfront complex on the marina. They also recently acquired two additional properties at the north end of Cerritos that are undergoing renovation.
- Marina Mazatlan
The company operates as the Master Developer for the entire marina area. They have sub divided the land and sold it off to developers to build the new golf course, condominium complexes and both the Crowne Plaza and Marina Shores oceanfront resorts. The company first constructed both Puesta del Sol and Costa Veleros condo towers to launch the development efforts around the marina.

Since the year 2000 there have been nearly 3500 residential live spaces either proposed to city planning, under construction or completed and delivered. Breaking down as follows:
- Proposed - 920 Units
- Under Construction - 1734 Units
- Completed - 1168 Units
This is a very small number when you consider the spectacular growth experienced by our

neighbors Cabo San Lucas and Puerto Vallarta during this same time frame. This new inventory of property is being purchased at a steady and manageable rate.
